HMO services
We are happy to offer our services to manage HMO properties. With a proven track record working for a well-established company in Edinburgh that focused on student HMO accommodation, we are very experienced and knowledgeable in this area.
Managing an HMO property brings additional responsibilities, and it is vitally important this is well looked after. Establishing relationships and maintaining strong communication with not only the tenants, but neighbouring owners and the relevant councils are big factors in the success of an HMO properties performance. We recognise this and are well placed to ensuring our service meets these additional demands.
Under our Full Management we would also look after the following requirements for an HMO licensed property:
Arrange and manage necessary maintenance to meet HMO regulations.
Prepare and submit new and renewal applications to relevant council.
Erect and display HMO site notice at property
Remove site notice after the obligatory period of 21 days.
Arrange safety check documents and provide to relevant council.
Arrange and attend HMO inspections with Council Inspector to ensure requirements are met.
Arrange any necessary work flagged by Council Inspector.
Provide confirmation of works completed and any necessary evidence to council.
Communicate to all neighbours on any HMO grant of license or other relevant information.
Manage and correspond any HMO objections with neighbours.
Attend HMO committees for any licensing conditions including objections.
Apply and manage sensitive Let status if felt necessary or instructed as required.
Arrange and manage Fire Risk Assessments of property
